Before You Sell Your Home Make Sure You Do These 6 Important Steps

Jan 28, 2015

If you are thinking of selling your home, before booking your market evaluation appointment with a Realtor to discuss a listing strategy, here are 6 important steps you can do to before hand to prepare for a speedy sale.

Declutter – Take the opportunity to go through your home and get rid of those seldom used items. By removing half of your things from your closets, and then neatly organizing the rest, the buyer will have an impression of roomy closets. Remember, it costs to move them, so now is the time to let them go!

Depersonalize – Remove “the home” in your home, meaning, de-personalize it. Remove most of your photos, expensive artwork and memorabilia collection. The more of your personal belongings you put away the better a buyer can visualize themselves in your home.

Downsize Furniture – Consider removing extra or large pieces of furniture that make your home look smaller. You may want to use a Home Stager as they can look at your home with an un-biased eye and see just what will make your home more appealing to a buyer.  A Stager can highlight potential uses for odd spaces in a home.

Check Curb Appeal – You only have one chance to make a first impression! Don’t waist it! Make sure your home’s landscaping is pristine, that bright colorful flowers are planted, and the front door is freshly painted. This will give a buyer a great first impression and tell him/her that the house is well taken care of. No matter how gorgeous the interior is, if you cannot get buyers to walk through your front door, what’s the point? It is important to make your home welcoming. Don’t forget to clean out your gutters and make sure your outdoor lighting is working properly. There is nothing worse than driving up to a home that is full of weeds, dead plants, and peeling paint. This is your welcome mat. Every Buyer wants to pull up to a home that is nicely painted and is beautifully landscape.

Start Packing – It’s time to store your out-of-season clothing, sports gear and small appliances you know you won’t need before the move. Too much stuff crammed into cupboards and closets will make your home seem small.

Handle Repairs – Now is also the time to take care of easily fixed repairs that may be potential red flags for buyers. Common quick fixes include repairing drywall, repainting walls and oiling hinges makes a home shine when it goes on the market.
