I hope 2019 has been off to a great start!
I wanted to share some information from Gary London, one of San Diego finest economists, about San Diego’s Real Estate Market Forecast.
- 2018 was the 10th year of the traditional 10-yeat economic to do so for the next year or so.
- The market has shifted it is now becoming more of a Buyer’s Market.
- There is not a bottoming out likes 2006, the economics are different; there will be a soft landing eventually.
- San Diego has a shortage of housing inventory since there is no new land to build on, and there is, it is in un-incorporated areas; approval takes a long time.
The biggest point is that we are going into a normal market, and homes will still be appreciating, somewhere between 2-4%. There is still more people moving in to San Diego then moving out!
Simply put, the best time to buy is when it makes sense for you to do so, irrespective of what else is taking place. Conversely, the best time to sell is when the sale of your property produces a solution that allows you to move on to the next chapter of wherever your life takes you!
