Home for the Holidays!

To Sell or Not to Sell at Holiday time .. that is the Question!
The Holidays are fast approaching and I again am being asked by clients “SELL now, or with the holidays coming up, should I wait till the first of the year?” There are always two sides to any story, or in this case two schools of thought. Some Realtors will say wait till the first of the year as no one is interested in moving during the holidays. Others like me, ask what are you waiting for?
Here are my reasons for taking immediate action if you are planning on selling:
- When your home is on the market during the holidays the buyers you are showing your home to are generally serious buyers. Who else would be shopping for a home during this time?
- Competition is less because sellers generally take their homes off the market at this time, believing no one is going to buy now. Not true! In the past I have had one of my strongest months in December. Your home will stand out especially if it is decorated for the season. It is also good if your neighbor’s homes are also well decorated because buyers are generally drawn to communities where the residents take pride in their property.
- We can only control what we know. Right now interest rates are still at historical lows, but after the first of the year no one can predict if they will remain low. Also, the buzz in the real estate community is that there will be a wave of bank owned homes coming on the market. If that happens, your selling price may have to be readjusted to compete with the newer homes on the market.
- As a La Jolla Realtor I find that in the last few months of the year there is generally an up surge of investor buyers who want to purchase an investment home before the end of the year. This would be true especially if they want to pick up a tax write off.
So if you are thinking of putting your home on the market during the Holidays, I vote yes! Don’t be a follower, be a leader and set your home apart from all others. There is no reason to wait and be part of the surge of properties put up For Sale at the first of the year. Wouldn’t you rather your home be in escrow or Sold instead?
