			<content:encoded><![CDATA[<p>I’ve been saying this for a couple of weeks! <strong>La Jolla’s Real Estate Market </strong>is starting to heat up! This weekend I was showing homes in <strong>La Jolla</strong>, and at every home I showed there were number of buyers viewing it too. As<strong> La Jolla Realtor </strong>I can feel that our market is starting to change! <strong><em>Buyers are realizing that if La Jolla home values are not at their bottom they are pretty close to it, they don’t want to miss their chances of buying a new La Jolla home!</em></strong></p>
<p>As you can see, the <em><strong>Market Action Index</strong></em> shows this week the median price of a La Jolla is <em><strong>$1,449,000</strong></em>. The average days a <strong>La Jolla home</strong> is on the market is going down! Its now <strong><em>175 days!</em></strong> There are currently only <em><strong>245 properties</strong> </em>on the market! <em>This means homes that are priced right are selling, some even had multiple offers!</em></p>

<p>The La Jolla properties have been on the market for an average 175 days! While half of the listings have come newly on the market in the<em><strong> past 98 days </strong></em>or so.</p>

Home Buyers are beginning to find, the homes that they are bidding on have multiple offers! For those of us who are Realtors, La Jolla’s market feels dramatically different than last year’s.</p>
<p>The <strong>Market Action Index</strong> shows that <strong>La Jolla’s </strong>median home price has risen to <strong>$1,495,000</strong> and the number of properties on the market has dropped to <strong>249</strong><em><strong>.</strong> (Less homes</em> <em>for buyers to choose from)</em></p>

<p>As you can see on the Action Index chart the Median Price is <strong>increasing</strong>!</p>

Last year&#8217;s Buyers capitalized on what could have been the bottom and<strong> next year&#8217;s Buyers will likely wonder why they didn&#8217;t purchase in 2012</strong></p>

			<content:encoded><![CDATA[<p>Last week the median list price for a <strong>La Jolla home</strong> was <strong>$1,399,500,</strong> and the Market Action Index shows<strong> 242 properties</strong> have been on the market an average of<strong> 192 days</strong>.  What does this mean?  Inventory is shrinking even though days on the market have increased.  If homes are priced right they are selling! Which is a positive sign for <strong>La Jolla Real Estate. </strong></p>
<p>In fact, in a recent survey by <a href="http://www.fanniemae.com/portal/research-and-analysis/housing-quarterly.html?" target="_blank">National Housing Survey </a>showed <em><strong>71% say “it is a good time to buy” and 64% say, “If they are going to move they would buy a home instead of renting”</strong></em>.</p>

<p>As seen on the Market Action Index <strong>La Jolla’s inventory</strong> is falling.  If you’re a <strong>seller</strong>, now might be a good time to put your home on the market there are buyers! However, <strong><em>the</em><em> key for a seller is pricing your home right </em></strong>or your home will be one of the statistics.</p>
