The median list price of a <strong>La Jolla home</strong> this week is <strong>$1,300,000</strong> down from the previous week.  The <strong>317</strong> properties have been on the market for an average of<strong> 202</strong> days. Upon reviewing the <strong>Market Action Index </strong>is showing a strong advantage to the Buyers.</p>

			<content:encoded><![CDATA[<p>As  2011 begins to wind down <strong>La Jolla </strong>real estate is too! This week the median list price for a <strong>La Jolla home</strong> is <strong>$1,500,000</strong>. The <strong>311 properties </strong>in La Jolla have been on the market for an average of<strong> 181 days</strong>. Which is up from last week even though La Jolla’s home inventory has tightened recently.</p>
<p>The <em><strong>La Jolla’s real estate market</strong></em> has shown some evidence of slowing down too. Both prices and inventory levels have remain unchanged in the past couple of weeks.</p>
<p>The chart below shows homes that are divided by <strong>Quartiles.</strong> You will see on the top tier or high-end <strong>La Jolla homes </strong>the time on the market is an average of 222 days. While on the last or lower tier the average time shows a 148 days.</p>

<p>Upon reviewing the <strong>Price Quartiles</strong> you will see prices in La Jolla have plateau across the board. The chart shows that the prices in all four Quartiles are basically mixed.</p>

<p>The <strong>Days on the Market Quartiles </strong>shows that higher end homes take longer to sell then the lower quartiles. Honestly, you don’t need to be a rocket scientist to know that fact. But the graph also shows that half of the newer <strong>La Jolla homes</strong> came on the market in the last 134 days.</p>

Buying or Selling Real Estate generally gets put on the back burner at this time of year, especially with all the deals to be had on Black Friday. However, reviewing the <strong>Market Price Index Home</strong> Buyers might just want to skip Black Friday and go home shopping instead!</p>
<p>This week the median list price in <strong>La Jolla</strong> is <strong><em>$1,549,000,</em></strong> which was down from the previous week. The <strong>345 properties</strong> have been on the market for average of 156 days. The<strong> Market Price Index</strong> also shows that 39% of the homes that are on the market have been reduced. What does this all mean?<strong><em> It’s still a strong Buyers Market! Buyer’s there are deals to be made in La Jolla!</em></strong></p>

Now, with the Holidays approaching this trend might vary a little but lower prices means better buys for a Home Buyer!
