Upon reviewing the Market Action Index is showing a strong advantage to the Buyers.

La Jolla Homes Sales Prices, How Are They Trending?

As 2011 begins to wind down La Jolla real estate is too! This week the median list price for a La Jolla home is $1,500,000. The 311 properties in La Jolla have been on the market for an average of 181 days. Which is up from last week even though La Jolla’s home inventory has tightened recently.

The La Jolla’s real estate market has shown some evidence of slowing down too. Both prices and inventory levels have remain unchanged in the past couple of weeks.

The chart below shows homes that are divided by Quartiles. You will see on the top tier or high-end La Jolla homes the time on the market is an average of 222 days. While on the last or lower tier the average time shows a 148 days.

Upon reviewing the Price Quartiles you will see prices in La Jolla have plateau across the board. The chart shows that the prices in all four Quartiles are basically mixed.

The Days on the Market Quartiles shows that higher end homes take longer to sell then the lower quartiles. Honestly, you don’t need to be a rocket scientist to know that fact. But the graph also shows that half of the newer La Jolla homes came on the market in the last 134 days.

Which Way Is La Jolla’s Real Estate Marketing Trending?

The Thanksgiving Holiday is fast approaching and turkey dinners are on everyone’s mind. Buying or Selling Real Estate generally gets put on the back burner at this time of year, especially with all the deals to be had on Black Friday. However, reviewing the Market Price Index Home Buyers might just want to skip Black Friday and go home shopping instead!

This week the median list price in La Jolla is $1,549,000, which was down from the previous week. The 345 properties have been on the market for average of 156 days. The Market Price Index also shows that 39% of the homes that are on the market have been reduced. What does this all mean? It’s still a strong Buyers Market! Buyer’s there are deals to be made in La Jolla!

The Index shows a slight increase, but there has been a noticeable downward trend the last couple of weeks. Now, with the Holidays approaching this trend might vary a little but lower prices means better buys for a Home Buyer! Again the advantage is with the Buyers. So skip the malls and go house hunting instead!
