Love At First Sight

Jun 29, 2015

We have heard the saying “a picture is worth a thousand words”. In home buying as in life first impressions count. Buyers look at photos or videos online first to determine which homes to look at, that’s why it’s essential to use a great photographer. You want the buyers to fall in love with your home before they step through the front door.

Did you know that researchers use eye-tracking measurements to determine how home buyers look at listings online. Researchers found that 95% of users view the first photo – the one that shows the exterior of the home – for a total of 20 seconds. After that, their eyes tended to flit all over the screens, according to Michael Seiler, founder and director of the Institute for Behavioral and Experimental Real Estate at Old Dominion University at Norfolk, VA.  Seiler says, “ Without an eye-catching photo, the battle is lost before it begins”. He also stated “You have to grab people’s attention within two seconds. Do it the way a billboard does.”

Enjoying the view is how the home buyer spends time looking at real estate listings on line and the number of time he stops to fixate on a certain element:
