As a La Jolla Realtor I get asked the question all the time, “Why hasn’t my home sold?” not only from my clients, but also from sellers whose homes I have shown potential buyers.
My answer to Home Sellers is that selling your home is NOT rocket science, but it does take hard work. Just as in cooking, if you don’t follow the recipe correctly your dish will not turn out as it should or even worse, it will be inedible.
If you have made the decision to sell your home in our current real estate market, then you have to follow your Realtor’s recipe (strategy) precisely. If your Realtor does not have a strategy, then it is time to find another Realtor (like myself).
Here’s the recipe to Sell Your Home Successfully
1. Price: The most critical ingredient in selling a home is pricing your home RIGHT! There are plenty of buyers out looking to buy a home now. They are sophisticated and know the values of homes in the neighborhoods they are looking in. If your home is priced too high it will not sell! Period! Price your home right at the beginning and you will end up with more money then if you have to start chasing the market down with price reductions.
2. Curb Appeal: This is your welcome mat. Every Buyer wants to pull up to a home that is full of colorful flowers, nice exterior paint and is beautifully landscaped. There is nothing worse then driving up to a home that is full of weeds, dead plants and peeling paint.
3. Stage Your Home: Have a professional stager come in and help you de-clutter your home by removing old furniture and family pictures. I had a client remove thirty-four boxes of items, after doing so their home SOLD in THREE DAYS! They even said they felt like they were living in a hotel! Remember living in your home is one thing and selling your home is another thing.
4. New Carpet & Paint: These simple changes do wonders! There is nothing better then for a home buyer to walk into a home and smell fresh paint and new carpet! Those two aromas alone make a buyer want the house more!

This week La Jolla’s median list price is $1,495,000, which is the same as last week’s. La Jolla’s 287 properties have been on the market for an average of 187 days. Upon reviewing the Market Action Index it shows that average days on the market has decreased. Why? Sellers are realizing that if they price their homes right for the current market conditions their will homes sell. Is it a sellers market not yet?
The Market Action Index also states that the inventory levels have been climbing lately, however that doesn’t necessary mean that the market is weakening. Why? The Index shows days on the market trend is decreasing, which means buyers are buying homes price right! There are still plenty of La Jolla homes for a home buyer to choose from! Advantage Buyer!
Is La Jolla’s home inventory shrinking? Yes, if the home is price to sell home buyers are buying! If its price wrong the house will just sit on the market. If you’re a home buyer Now is a good time to make your move!

The San Diego Jewish Film Festival (SDJFF) is part of the San Diego Center for Jewish Culture (SDCJC), at the Lawrence Family Jewish Community Center, JACOBS FAMILY CAMPUS in La Jolla. SDJFF presents approximately 40 short subject, documentary and feature films, with an international roster of guest artists, special events and theme programs for all ages. The Film Festival offers outstanding world cinema that promotes awareness, appreciation, and pride in the diversity of the Jewish people through independent fiction and documentary films that portray the Jewish experience from current to historic global perspectives.
The festival is held at the AMC La Jolla 12 Theatres, the UltraStar Mission Valley Cinemas at Hazard Center and UltraStar Poway Creekside Plaza 10, the David & Dorothea Garfield Theatre at the Lawrence Family JCC, and on the campus of San Diego State University. If golf is your passion then La Jolla, CA is the place to be! The 2012 Farmer’s Insurance Open (formerly known as the Buick Invitational) will be held at Torrey Pines Golf Course. The PGA tournament starts Thursday January 26-Sunday January 29th! The Farmer’s Open is another one of those tournaments where the players play on more than one courses: the North and South. The South course is the longest while the North course is considered to be much easier. Come see if Bubba Watson, the defending champion makes a repeat performance.
While you’re watching golf enjoy the picturesque setting of La Jolla’s Torrey Pines golf course. The courses are located on a bluff overlooking La Jolla’s gorgeous coastline.

If you are going to mail a first-class letter the cost of a stamp just increased 1 cent!
A first-class stamp — also known as a Forever Stamp — will climb to 45 cents on Jan. 22, 2012 the first price increase in more than 2 1 / 2 years, USPS said. The cost of sending magazines, standard mail and some package services will also rise, but prices for Express Mail and Priority Mail will stay the same.
Starting Jan. 22, 2012 USPS said rates will increase as follows:
— First-class letters (1 oz.): 1-cent increase to 45 cents.
— Letters weighing additional ounces: Unchanged at 20 cents.
— Postcards: A 3-cent increase to 32 cents.
— Letters to Canada or Mexico (1 oz.): A 5-cent increase to 85 cents.
— Letters to other international destinations: A 7-cent increase to $1.05.
